2  PROPOSALS

  • Discuss and agree client brief
  • Provide initial thoughts on proposals for comment as CAD drawings
  • Talk through and show various options
  • Agree on best option and produce scheme drawings
  • Produce 3D images

3  PLANNING

  • Planning Drawings
  • Application forms and planning statements
  • Community Infrastructure Levy (CIL) calculations; S106, SANG and SAMM provisions; Biodiversity assessment, etc.
  • Discussions with specialist consultants eg. Arboriculturalist, SuDS design, etc.

4  BUILDING REGULATIONS

  • Building Regulation Drawings
  • Design specification and notes
  • Liaison with Structural Engineer and/or other specialist consultants
  • Issue to Local Authority or Approved Assessor 

5  SPECIFICATION & TENDER

  • Detailed drawings and specification of materials and workmanship standards
  • NBS claused specification for more detailed designs
  • Finishes, materials, door and window schedules
  • Issue of Tender package to chosen builders for quotations

6  BUILDING CONTRACT

  • Advice on which Contract is best for you and preparation of documents to enter into a contract with your selected building contractor
  • JCT Homeowner Contract
  • RIBA Domestic Building Contract
  • JCT Minor Works

7  CONTRACT ADMINISTRATION

  • Site Supervision
  • Adminstration of Contract
  • Valuations and Stage Payments
  • Practical Completion Certificate
  • Snagging and rectification

8  COMPLETION

  • The realisation of your dream
  • Defect Liability Period
  • Final Payment Certificate
